A thorough inspection of you new home
Burrell Building Inspections performs inspection for condominiums, homes, units and commercial buildings. The inspection typically takes around 3 hours depending on the size of the house. All of the systems and rooms of the house are checked and a comprehensive report, with annotated pictures, is written. It can be written and printed on site if that is more convenient. It is preferred that you and inspector go over the report together so all the questions can be answered. However new questions always come up later so you are encouraged to contact the inspector for follow up questions. There is no such thing as a stupid question, so multiple conversations are expected.
You are dealing with the boss - the CEO & Janitor
Bruce Burrell is the company. That's all. He will answer the phone, show up on time and perform your inspection. He will be the one you call for questions and the one to take care of anything that arrises. There will not be anyone else to check with or who will get back to you. You are in good hands
How much does an inspection cost?
The cost of the inspection depends on the size of the house, the age of the house and the condition of the house. The primary criterion is the size. A larger house takes longer to inspect and the report takes longer to write. A pool adds an additional fee. The age is not a determinant per se. But the condition of the house matters. Older houses that have been negleted have more things that need repair therefore it takes longer to search them out and longer to write about them. You are not looking for a report that just says, "Have a contractor advise you about this repair". You want someone who can advise you about what is an expensive repair and what can be done by a handyman.
If you are looking for the cheapest home inspector, you are not in the right place. You can find someone from out of the area who bought into a franchise and has had two weeks training in a classroom. When you have the architectural and construction background and the experience of thousands of inspections you expect a high quality inspection. Burrell Building Inspection has pricing that is commensurate with many industry standards for the quality of the inspection you are receiving. You will find that there is good value for your money.
Additional services through independent contractors can be arranged by Burrell Building Inspections. You will be cared for by contractors that have been known and trusted for years. When scheduling a property inspection just let us know if you need any of the following:
A sewer video scan - this is recommended for all houses that were built before 1965. The main sewer line from the house to the street is probably clay and can be easily damaged by tree roots.
Termite Inspection - Know the extent of any damage from pests or moisture intrusion
Mold Inspection - Be sure the home is safe for your family
Burrell Building Inspections uses a modern robot technology to evaluate the sub floor area under your house. This allows access to areas that would otherwise be inaccessible to a person. For more on this service, click on the camera above.
